Application deferment of payment for your mortgage loan.

A payment deferment of a mortgage loan in the context of the coronavirus crisis means that the borrower must not repay his loan (principal and interest) for a maximum of 6 months and until October 31 2020 at the latest. After the deferral period has passed, payments will resume. The duration of the credit will be extended to the maximum of the deferred payment period granted. In other words, the borrower will finish repaying their maximum credit 6 months later than originally planned.

A deferral of mortgage loan payment can be requested by individuals who meet each of the following 4 conditions:

1. The coronavirus crisis has caused income to drop or disappear due to:
  • Temporary or full unemployment
  • Covid-19 illness
  • Closure of business
  • Transitional measures

For couples, it is enough that the income of one of the partners has decreased or disappeared due to the coronavirus crisis.

2. As of February 1, 2020, there was no delay in repayment of the mortgage for which a deferral is requested.

3. The mortgage loan was contracted for only and the primary residence in Belgium of the borrower (s) at the time of the request for deferral.

4. On March 31st (publication date charter), the total movable assets on the current- and savings accounts and/or in an investment portfolio with the own bank or at another bank is less than 25,000 EUR. Pension savings are not taken into account.

For borrowers whose net monthly household income after deduction of loan charges is less than or equal to 1,700 EUR: the borrower may defer the payment of his or her mortgage loan without additional interest during the deferral period. Once this period has elapsed, payments will resume with the same monthly instalments as before.

For all other borrowers: the borrower can defer the payment of his mortgage loan. Once the deferral period is over, payments will resume with adjusted monthly installments since the deferred interest will be accounted for.

You are also in a position to temporarily defer premium payments for this outstanding balance insurance for mortgage loans. If you choose to do so, please know that ...

  • The period of deferment will coincide with the period of deferment of your mortgage loan, taking into account the premiums due during this period.
  • We recommend that you ask for premium payments to be postponed at the beginning of the month. Due to the high inflow of demands, we cannot avoid the possibility that our services will suffer as a result and that not all demands will be processed on time. As a result, you may still have to pay the premium for the following month. We would like to apologise for this, but we hope for your understanding.
  • The deferred premium payments will have to be paid back this year because you will remain insured during the deferral period.
  • You remain insured during the period of postponement. Therefore, a few weeks before the end of the deferral period, you will receive a repayment plan for the payment of the premiums due.
  • We will maintain the coverage and duration of your outstanding balance insurance in accordance with the new terms and conditions of your mortgage loan. You remain insured for the new amount of the loan, or, if you have opted for cover lower than 100%, for a percentage of it.

You also have the possibility to temporarily postpone the premium payments for this home insurance. If you choose to do so, please know that ...

  • The period of deferment will coincide with the period of deferment of your mortgage loan.
  • Due to the high inflow of demands, we cannot rule out the possibility that our service will suffer as a result and that not all applications will be processed on time.
  • The deferred premium payments will have to be paid no later than the day after the end of the deferral period. (You will receive a request for payment a few weeks in advance, stating the amount due).

Provide us with the necessary documents

In order to benefit the payment holiday for the debit beginning of May, you must submit a complete form on May 25th. Please note: in case information is missing, we unfortunately cannot commit to handle it timely for the debit in May. Otherwise, your deferral of payment will start the following month.
